21. Vila Nicu Stănescu

Nicu Stănescu Villa
1923 Strada Paris 43

The house located at 43 Paris Street was built in Neo-Romanian style, but with austere decoration, for lawyer Nicu STĂNESCU, in the neighbourhood of the ‘Bonaparte’ park. The residence is a volume that resulted from the intersection between an L-shaped volume and a ground-floor volume that is in fact a loggia enclosed with trefoil arches and covered by a terrace which is accessible from the upper floor. Recent restoration kept various original elements of the surface of the facades: the decoration of window frames, of the cornice and of the parapet of the openings from the upper floor, the canopy supported by a wooden decorated structure, the two wooden semi-cylindrical canopies on the eastern facade. However, decoration seems to have been simplified after restoration. The metal railing of the first floor terrace is not original and the form of the arches seems to have been modified. The present enclosure keeps the characteristics of the original one: tall concrete pillars covered in ceramic tile and wooden panels with orthogonal patterns sustained above a tall basement. The courtyard has two entrances at each extremity of the plot, the main one being marked by a distinctive gate. In the back of the plot there is an annex of the house, also built in Neo-Romanian style.

22. Vila Inginer Dionisie Germani

Engineer Dionisie Germani Villa
1923 Strada Paris 45

The house was built in the same area of the Bonaparte park for engineer Dionisie GERMANI. Somehow simpler but taller than its neighbour at 43 Paris Street, the house at no. 45 presents a massive volume, organized around the central body that dominates the composition. The original  four sloped roof, covered with ceramic tiles, with generous dormers on wooden structure is still kept. The present grey colour of the facade does not put bring out the true potential of the Neo-Romanian decoration, which has been partially kept (balustrade with small columns, frames of the depressed arches and of rectangular windows, decoration on the window parapet).

23. Vile Ziarul Universul

Ziarul Universul Villas
1927 Strada Madrid 5

The ensemble of villas on Madrid Street was designed by Virginia ANDREESCU HARET for the lottery for the subscription owners for Universul newspaper. The villas were conceived with massive Neo-Romanian silhouettes and cleansed decorations. The main feature that catches the eye is the discrete vibration of the volumes, generated by the corner buttresses and, especially, by the circular corner bow-window. At passer-by eye level the four villas exhibit an austere ground floor, almost opaque, but the first floor has a multitude of Golden Ratio windows, setting a rhythm across the entire facades.
The powerfull canopies and overhangs chip in to the Neo-Romanian look of the buildings, together with carved wooden supports.

24. Imobil de apartamente

Apartment Building

The apartment building at the intersection of Strada Frumoasă and Calea Victoriei was built by the Construcția Modernă Company as part of a program for increasing the number of affordable housing units. The ownership of the design for this project belongs, according to dedicated literature, to Virginia ANDREESCU HARET, although, there is at least one article that questions this fact. What is certain, though, is that the architect worked for this company in that period, and, seeing as how the other entirely eclectic work of hers was cosigned, it is likely that for this building as well Virginia ANDREESCU HARET could been part of a design team. The building is organized in sections, although the appearance is continuous, fluid, assuming the corner and realizing a coherent connection between the two streets.
The two facades that face the streets are treated as a single, curved facade, with the corner area emphasized by a pediment and cornice. This entire facade is partitioned into three registers: the commercial ground floor, treated as a base with powerful bossage; floors one to four – a register defined by the rhythm of the slender bays; the mansard, slightly masked by a powerful cornice, interrupted only by the corner facade bay.
The entire ensemble is enriched by classical ornaments, and the varied morphology leads us to assign this building to the Eclectic repertory. Unfortunately, the corner, the main element of the curved facade, faces North, which renders the play on facade depth planes unnoticed, but the facade facing the Cantacuzino Palace also offers a valuable composition, which receives the correct light.

25. Vila Ianculescu (Rosetti) Villa

Ianculescu (Rosetti) Villa
1928 Strada Povernei 1-3

The complex in Povernei street was listed as monument (cod LMI B-II-m-B-19465), but right now it isn’t anymore. The intervention of great sensibility of Virginia ANDREESCU HARET had led to a harmonious complex of the 19th century building with the extension and addition of the 2nd and 3rd upper floors, in 1944 being added a 4th. In Slovenia, the architect Joze PLECNIK, made this kind of interventions of restoration during the same period, but it is a rare example. The initial building was drawn within Art Nouveau lines by Wilhelm BAST in 1891. The Rosetti-Soleşti house, the one demolished, had a remarkable history regarding its inhabitants: ‘Here lived Theodor Rosetti-Soleşti (Solescu), the brother of Elena Doamna, the wife of Prince Alexandru Ioan Cuza, together with his wife Pulheria (1847-1925)’ is written in the report of Observatorul Urban regarding the demolition. Currently vegetation covers the mutilation of the ensemble.

26. Vila Virginia şi Spiru HARET

Virginia and Spiru HARET Villa

The second house of Virginia and Spiru HARET is one in which the volume and the facades carry a functionalist influence. The house has a ground floor and two upper floors, with the staircase emphasized in the corner region and balconies on the facade, which are continued with a bow-window area over the garage, typical for the buildings of the inter-war period. In the plans published in the 1976 magazine, in the use during the socialist time, the house included a ground floor with day and night zone, with the access to the service zone/kitchen from behind, where there was also a service stair, and two identical upper floors with night and day zone, but which include offices, the day zone being reduced to hall-dining room, without natural light. These plans differ from those in the archives, compared to which the dining room was replaced with bedrooms in the upper floors. It seems that in the later history of the use of the house the second floor is in the ownership of another family, the presence of a kitchen and the related zone on every level making this possible. We see in the plan the infill walls and markings of nodes resembling columns, which leads us to the idea of another reinforced concrete building. The restoration of the house was reduced to treating only a part of it.

27. Vila Augustin OPRAN

Augustin OPRAN Villa
1928 Strada Alexandru Philippide 15

Conceived in a sobre and massive Neo-Romanian style, the villa at 15 Alexandru Philippide Street distinguishes itself through a well controlled play on volumes: the streetside bow-window, the three level high vertical accent that occupies the middle bay of the long facade, together with the corner belvedere generate a pleasant alternation of facade planes and powerful brush strokes of shade.
Both the bow-window and the courtside vertical volume use a carefully composed symmetry, generating a sense of order and axiality within the facades, that are otherwise diversely perforated by windows, doors, window frames and blind niches of varied shapes and sizes.
The airy and thin aspect of belvedere structure comes into playful contrast with the massivity of the bow-window supports, of the depressed arch (which seems to be bent by the weight of the same bow-window above), of the corner butteresses and of the ample roof. This play on textures reappears within the architects’ work on Dr. N. Gh. Lupu Villa (1929) and on the Wine warehouse and living quarters for Banca Viticolă (1928).

28. Vila dr. Nicolae Gheorghe Lupu

Dr. Nicolae Gheorghe Lupu Villa
1929 Bulevardul Dacia 41

Two years after she designs the Anthropology Research Center for the Carol Davila Medical University, Virginia ANDREESCU HARET designs and builds for academy member (back then associate professor) Nicolae Gheorghe LUPU (1884-1966) a mature Neo-Romanian residence with Art Deco hints and suggestions.
The simple and elegant volume of the street side part of the building has few deviations from a perfect parallelepiped harbored under the roof: the main entrance niche, the belvedere and the beveling of a corner, both on the upper floor. Most of the window frames are reduced to cleansed profiles and window aprons supported by refined dentils, which makes the stone frames of the front door and of the corner window and the entire belvedere really stand out within the whole composition. The refined design of the decoration contrast is very well emphasized by the quality of the stone and wood carving.
The belvedere part of the building is another contrast opportunity for this villa: the ground floor is massive, simulating a porch, but having strong columns and filled openings, while the structure of the upper floor (strictly in this area) is very ethereal, with refined wood elements.
The villa, although discreet, is one of the most pleasant elements on this elegant boulevard.

29. Imobilul Gongopol

Gongopol Building
1924 Strada Icoanei 40

The apartment building on Strada Icoanei was designed within the lines of the Neo-Romanian style, with simplified decorations, but with obvious references to the Romanian decorative vocabulary: triple-arched windows without any tie beams (due to the use of reinforced concrete), the use of blind niches, thick (even though not woven) profiles.
The main facade, although asymmetrical, was devided into two perfectly symmetrical (not to each other) facade bays. The left bay is dominated by a cartouche with six windows on the first and second floors, windows that are interconnected by ample facade profiles. The bay on the right is actually a generously glazed bow-window that spans over the entire height of the façade, also made possible by the new construction means.

30. Liceul Dimitrie Cantemir

Dimitrie Cantemir High School
1925 Bulevardul Dacia 117

The building of the Dimitrie Cantemir High School was designed, according to dedicated literature by Virginia ANDREESCU HARET and N. STĂNESCU. The massive building comprises of the central body with the main entrance, and three wings that enclose a yard, dedicated to student use. The central body addresses the intersection, and its main facade defines a square. The partition itself of the facade into three horizontal registers and three vertical bays suggests a temperate treatment that does not favor either of the two directions. The three wings that harbor classrooms are defined by the horizontal rhythm of alternating windows and apparent masonry strips. The entire ensemble is coherently and homogenously decorated with Neo-Romanian motifs: saw tooth profiles, window frames with ‘knots’, the columns and portals influenced by the art of Brâncoveanu period. The facades, chromaticly dominated by the reddish masonry, have been an iconic presence of the neighbourhood for almost nine decades.

31. Vila ing. P. Leibovici

Eng. P. Leibovici Villa

Intrarea Spătarului includes two houses by Virginia ANDREESCU HARET, situated on opposite sides of the road: the first residence of the author at number 8 and another building at number 5. Both present an irregular layout and Neo-Romanian architecture. The conformation is marked by the situation in the round where the cul-de-sac allows U-turns, with a narrow part to the street and an oblique lateral facade. The corner is marked by a rounded volume, as in the case of the villa ensemble for state employees, with which it also shares the roof above some windows, although not over the entrance as well. The entrance is thus framed by the circular volume of the corner and a semicircular bow-window. The house has ground floor, a high basement and an upper floor, and pitched roof.

32. Vila HARET

Built in 1926 as the first residence of the architect and of her husband Spiru HARET-GOLD, building engineer, the son of scientist Spiru HARET, the house on Intrarea Spătarului offers a particularly warm atmosphere, being an extremely domestic residence completed by the attributes of Neo-Romanian style. The cylindrical tower placed in the corner and turned towards the street is a specific element for the architects’’ work. In this case it has a bow-window in the ground floor and a loggia protected by generous eaves. The decoration of the parapets, complex but integrated to the main axis of the facade, as well as the pilasters linked to the wall, the window frames and the small windows inspired from the architecture of Brâncoveanu's churches and the tall basis in artificial stone are the main elements of the exterior composition. Certain simplicity in the decoration of the cornice hits towards the Art Deco style. The carpentry and the finishing of the roof are the original ones. A characteristic of this residence is the double entrance at street level, the house being conceived in fact for two families. The access facade presents a subtle concavity. The original entrance doors - with iron arches in the upper part and old letter boxes - are still present, as well as the entrance light fixtures and the marble steps.

33. Imobilul Societăţii Locuinţe Ieftine

The Building of Locuinţe Ieftine Company
1926 Bulevardul Hristo Botev 1

This is another multi-story building designed in cooperation with Jean POMPILIAN (1872-1938). The apartment building is situated centrally, facing Rosetti Square corner with Hristo Botev Street. The corner position was not exploited for a special solution, this being simply cut at a 45° degree angle. The high ground floor, with mezzanine, houses commercial spaces. Above these there is a registry with three floors with generous windows, which present diagonal cracks on the masonry elements, typical for the earthquake damage patterns. This registry is closed by a floor that plays the role of cornice, the fourth upper floor, which makes the transition to the next registry, that of the mansard. The decoration is of Neo-Romanian style.
